The new 70-room, 47,000-square-foot addition to this midtown hotel sits at the gateway between Burlington and South Burlington — a prominent Williston Road address that borders I-89 and marks the city's edge.

The DoubleTree Hotel has evolved on this site over decades to include multiple guestroom wings and a major conference center.  The oldest guestroom building was removed and the new addition replaces those original guestrooms. 

South Burlington's form-based code required the new building to front the street within twelve feet of the property line, making this one of the first buildings in this corridor to hold the road edge in the manner the new zoning envisions. The L-shaped plan solves a geometry problem: a rectangular building built to that line and connected back to the existing lobby would have required an impractically long sky bridge. The short return of the L closes the distance, linking the new wing to the hotel through a sky bridge while meeting the street with a presence that reads as a confident extension of the recently renovated property.

The design task was to complement what was already there without simply repeating it — updating the architectural language while respecting the owner's prior investment, and setting a standard for future development along this stretch of Williston Road. Electric Ephoca AIO heat pump units with integrated ERV in each guestroom reduced costs by eliminating ductwork in the corridors for fresh air delivery.
